If we can get 400 to 500k I would pay that person these funds back In  18 to 24 months, and would add 100 to 150k for them putting up the  funds.<br />

The current owner made some bad decisions in his other investments  and needs to liquidate these properties within 60 days to lessen his  debt.<br />
The list price on these properties (9 units) is only $235,000 or  $26,111 per unit. The  market value on these properties is between  $260,000 and $280,000.  At a minimum there will be $25,000 of equity  going into these properties. The current cash on cash is close to 10%  (cap 8.5) and will be over 20% (cap 11.8) after implementing an asset  management plan.<br />
